Rail camp to medical city

Santa Fe rail-camp streets, Houston black clay and aging laterals

The street grid came from the railroad, and the ground under it has never kept still.

The city began as a rail camp. In 1880 Jonathan E. Moore sold 187 acres to the Gulf, Colorado and Santa Fe Railway. When the post office opened in January 1881, the camp took the name of the line’s chief engineer, Bernard Moore Temple.

Locals called the early town Mud Town or Tanglefoot, an easy name to understand once you have dug here. Houston black clay is the most common soil in Bell County. On the Blackland Prairie east side it swells when wet and shrinks hard in late summer. That movement works on sewer laterals and on supply lines under slabs.

Clay-tile joints open as the ground moves, and roots follow the moisture in.

Railroad-era streets near downtown, and many mid-century blocks after them, were built with cast-iron drains and clay-tile sewer laterals. Clay tile separates at its joints when the ground moves, and roots find the gap. Cast iron rusts thin along the bottom of the pipe.

Much of the city is younger. Census estimates put the median home’s construction year at 1996 and about 42 percent of occupied homes as rentals. That means first and second water heaters, landlord repairs and slab leaks under houses on moving clay.

Hard water settles as scale in the tank bottom, so heaters here benefit from regular flushing.

Water, sewer and business

Leon River water, two sewer plants and the I-35 industrial side

Where the water comes from, where it goes, and who else needs a plumber.

Tap water starts in the Leon River. The city contracts with the Brazos River Authority for 30,453 acre-feet a year drawn below Lake Belton, on top of its own river right from 1916. Water it treats and sells to Morgan’s Point Resort tested at about 174 mg/L total hardness in 2025, roughly 10 grains per gallon.

Wastewater goes to two plants the Brazos River Authority operates. The Temple-Belton plant treats about 70 percent of the city’s flow, and Doshier Farm takes the rest.

Plumber repairing a commercial flush valve in a clinic restroom in Temple TX
Clinics and offices run their restrooms hard, so flush valves and supply stops wear quickly.

Medicine has deep roots here. The Santa Fe Hospital opened in 1891, King’s Daughters in 1897 and Scott and White in 1904, and the Baylor Scott & White campus carries that on. Along I-35 the economic development corporation markets 2,000 acres of shovel-ready land beside established manufacturing plants.

So the work splits two ways. At home it is camera and root work on old laterals, slab leaks and scaled heaters. For clinics, offices and shops it is restrooms, water heaters and drains.

Services

From cast-iron mains to clinic and office restrooms

The jobs that come up most in older neighbourhoods, newer subdivisions and the commercial corridors.

Sewer Backup & Sewer Line Repair

Clay-tile laterals in railroad-era and mid-century neighbourhoods pull apart as the black clay moves, and roots fill the joints. A camera run shows whether a spot repair holds or the line needs replacing with PVC.

Drain & Sewer Cleaning

Root-choked laterals and rusted cast iron cause backups that return after a quick snaking. We cut the roots, clear the line fully and show you the camera footage so the next decision is yours.

Slab Leak Detection & Repair

Houston black clay swells and shrinks under slab homes, stressing supply lines below the floor. A warm patch of tile or a meter that never stops gets traced before we choose a spot repair or a reroute.

Water Heater Repair & Replacement

Hard Leon River water leaves scale in tank bottoms, and many houses built around the 1990s are on their second heater by now. We replace gas and electric units and pull a permit when the job needs one.

Commercial Plumbing

Clinics, medical offices and shops near the hospital campus need restroom fixtures, flush valves, water heaters and drains kept working. We schedule around patients and customers and quote on site before work starts.

Water Softener Installation & Repair

At roughly 10 grains per gallon, treated lake water still crusts faucets and coats heater elements. A softener with a proper bypass and drain connection protects the heater, the fixtures and any tankless unit.

Water Leak Detection

With so many rentals in the city, owners often learn about a leak from the water bill. We test at the meter, then narrow it to the yard line, a wall or the slab before anyone opens anything.

This is not a first time that I use Avs Plumbing for my home and business. I now manage several commercial centers in AustinTexas and AVS is the only one that I count on to turn all my headache to them. This time, we replaced the whole…

Jared and Nigel were punctual, knowledgeable and answered all my questions. Everyone I spoke to from this company was delightful and helpful. We had a pipe break about a foot away from the clean out and they were able to come give me a quote same day and come out to do the work the next day. I highly recommend this company and would use them again.

FAQ

Questions about Leon River water and old clay laterals

Do you handle plumbing for medical offices and shops in Temple?

Yes. Commercial work has always been part of what we do: restroom fixtures, flush valves, water heaters, kitchen drains and tenant finish-outs. The city’s medical history runs from the 1891 Santa Fe Hospital to today’s Baylor Scott & White campus. The clinics and offices around it need plumbing that keeps working. We plan the visit around opening hours and quote on site first.

Is the tap water in Temple hard?

Yes. Water the city treats from the Leon River and sells to Morgan’s Point Resort tested at about 174 mg/L total hardness in 2025. That is roughly 10 grains per gallon, which falls in the hard band on the USGS scale. It is enough to crust faucets, coat heater elements and shorten the time between tankless descaling.

Why does the sewer line in an older house keep backing up?

Usually the pipe and the ground are working together against you. Many older streets were built with clay-tile laterals, and Houston black clay, the most common soil in Bell County, swells and shrinks with the seasons. That movement opens joints, and roots move into them. A camera inspection shows whether cleaning will hold or a section needs replacing.
