Fast growth on hard ground

183A-corridor homes on shallow limestone

Most of the houses are young. The rock under them makes every buried repair slower.

The Handbook of Texas dates the town to 1882, when the Austin and Northwestern Railroad bypassed Bagdad and its merchants moved to the tracks. It did not incorporate until 1978. The real growth came later: 7,596 people in 2000, 26,521 in 2010 and 59,202 in 2020.

That growth landed west of the Balcones line, where limestone sits close to the surface. Builders cut through the rock once to set the sewer and water lines. Any later repair to those lines means cutting through it again, which is why digs here take longer than they do on clay.

Shallow limestone turns a sewer repair into rock work.

Homes built since 2000 in Crystal Falls, Travisso and the newer 183A subdivisions typically have PEX supply lines and a tank heater in the garage or attic. On the hillier lots, street pressure can run high, so pressure-reducing valves and expansion tanks matter more than they would on flat ground.

Old Town, around the original 1882 townsite, holds the older houses. There, galvanized or early copper supply lines are the likelier problem, and a repipe is often the lasting fix. Rust and mineral buildup inside old galvanized pipe also explains weak pressure at a single bathroom.

Local knowledge

Lake Travis water, the Red Line and RM 2243

Where the water comes from, and how the roads in and out are changing.

City water is Lake Travis water, managed by the LCRA. It is treated at the city’s own plant and at the regional BCRUA plant shared with Cedar Park and Round Rock. In early 2024 a 1,400-foot pipeline under the lake had to be replaced, and residents lived under emergency watering limits until it was done.

The town is literally the end of the line: its station is the northern terminus of CapMetro’s Red Line. The 183A toll road now continues past it to SH 29 in Liberty Hill, and RM 2243 toward Georgetown has been under reconstruction since January 2026. Expect a little extra time on that road while the work runs.

Typical calls here are water heater swaps with their permit and expansion tank, and softener installs. Slab or yard-line leaks come next, along with sewer lateral repairs that turn into rock work.

Services

Heaters, softeners and limestone digs

The work a young, fast-built city on rock asks for most.

Water Heater Repair & Replacement

Leander lists water heater change-outs as their own permit, and its inspectors flag missing drain pans and expansion tanks. We replace gas and electric tanks with both in place and file the permit.

Water Softener Installation & Repair

Softener installs carry their own city permit too. We tie into the garage loop or cut in a bypass, run the drain correctly and set regeneration to a hardness test from your tap.

Water Leak Detection

A spinning meter on a slab home or a soggy patch in a rocky yard calls for electronic detection first. Digging blind through limestone is slow and costly.

Sewer Backup & Sewer Line Repair

A broken lateral in shallow rock means saw-cutting a trench, not shovelling one. A camera run first pins the exact spot so the cut stays as short as possible.

Main Water Line Repair & Replacement

Yard lines from the meter box run through the same rock. We request a Texas 811 locate, find the leak, and replace the section or the whole run from meter to house.

Drain & Sewer Cleaning

Kitchen and main-line clogs in newer 183A homes usually clear from the outdoor cleanout. A camera then shows whether rock movement or a poor joint is behind a repeat clog.

Whole-House Repiping

Older Old Town houses with galvanized or early copper supply are the repipe candidates here. New PEX runs through the attic, and the city permit covers the inspection.

Alta Vista was the third plumbing company that I called to get an estimate to have a new water heater installed. I wasn’t satisfied with the first two plumbers that came out to provide an estimate so I continued to look for another plumber which is when I found Alta Vista. When I spoke to Steve, the owner of Alta Vista, I was impressed by his friendliness and availability to come out to provide an estimate. I was hoping that I had finally found a plumber who was honest, trustworthy and would do quality work. When Steve came out to provide me with an estimate, he was super nice, patient in answering my questions and knowledgeable. Steve provided me with a couple of options for water heaters and took his time explaining them to me. His quote was also very reasonable. I decided to give my business to Alta Vista. When he and his crew arrived to remove our old water heater and install the new, they were all very friendly, polite and professional. Jared did the actual install of the new water heater, and he was very accommodating, easy to talk with and did a great job. I’m so glad to have found an honest, trustworthy and knowledgeable plumber in the Georgetown area. I will definitely use Alta Vista for future plumbing issues and will not hesitate to recommend them to friends and family members.

Lydia Romero hooked up the water softener to the loop I had in the garage. She was very professional and did a fantastic job. I will absolutely recommend your company and especially Lydia to all my friends and neighbors.…

FAQ

Permit, limestone and expansion-tank questions

Does Leander's limestone make sewer repairs cost more?

Yes, often. Where rock sits close to the surface, a sewer trench needs a rock saw or breaker instead of a shovel, and the spoil has to be hauled off. That adds hours. A camera inspection first shows exactly where the break is, so the cut can stay short. We quote on site before any digging starts.

Do I need a City of Leander permit for a repipe?

Yes, inside city limits. The city requires a permit for remodels that alter plumbing, and a repipe replaces the whole supply system. Outside city limits in the Leander ETJ, the city requires permits only for signs and water or wastewater connections. We file the permit for city addresses and meet the inspector.

Do you install softeners for Leander homes?

Yes. The city lists water softener installation as its own permit, so we file it with the job. Most newer homes have a softener loop in the garage; older ones need a bypass cut in. We run the drain to code, set the timer or meter to your hardness test, and show you how to add salt.

Do Crystal Falls and Travisso water heaters need an expansion tank?

Yes, in most cases. Leander’s inspection guidelines call for a dual check backflow device at the meter, plus a pressure-reducing valve where required. Both close the system, so heated water has nowhere to expand, and the city lists “expansion tank required” among common water heater failures. On hilly lots with high pressure, it matters even more.
