The houses and the rock

Buttercup Creek-era houses, polybutylene and Edwards limestone

A ranch-land crossroads that became a commuter city in about two decades.

This was ranch land on Cluck Creek until Austin's growth reached it. The city incorporated in February 1973, passed 3,000 residents by 1980 and reached 26,049 by 2000. Buttercup Creek began as a subdivision of starter homes in the early 1980s, and similar neighborhoods kept filling in through the 1990s.

Those decades sit inside the 1978–1995 window when polybutylene supply pipe went into homes. It is usually gray, often stamped PB2110, and it tends to fail at the fittings or from the inside without warning. Not every house has it, so the first check is the line leaving the water heater.

The lines at the top of the water heater are the quickest place to check for polybutylene.

The ground is Edwards limestone. The town quarried building stone from the 1890s until about 1970, and the same rock sits close to the surface on many lots. Sewer and yard lines run through cut rock trenches, so a settled joint or an intruding root has little room to give.

Water comes from Lake Travis, treated at the city's own plant and through the Brushy Creek Regional Utility Authority that Cedar Park shares with Round Rock and Leander. A deep-water intake for that system is under construction to keep supply steady through drought.

Local knowledge

Permits, private service lines and the US 183 corridor

The rules and the routes that shape a plumbing job in this city.

The city sits on US 183 northwest of Austin, with the 183A toll road running alongside. The H-E-B Center and the retail strip along 183A bring steady commercial work: restrooms, water heaters and grease-heavy kitchen drains. Coming from Georgetown, expect work zones on RM 2243, which is being rebuilt east of 183A.

Cedar Park's fee schedule lists water heater installs and changeouts among its plumbing permits, and inspections are booked through the MGO Connect portal. After the February 2021 storm, the city council voted to waive the plumbing permit fee for 30 days and raised leak credits on water bills.

Ownership is simple. The city treats water and wastewater lines on private property as privately owned, so once water passes the meter, the line is the owner's to repair. Our usual calls are polybutylene repipes, slab leaks, water heater swaps and kitchen drains clogged in rock-bedded lines.

Services

Repipes, slab leaks and drains on limestone lots

What owners of 1980s and 1990s houses here ask us for most.

Whole-House Repiping

Buttercup Creek-era homes plumbed with polybutylene are the clearest repipe candidates in the city. We replace the supply side with PEX or copper, usually through the attic, and pull the city permit for the job.

Slab Leak Detection & Repair

Slab foundations from the 1980s and 1990s carry supply lines under the floor that crack or wear through. We confirm the leak, then choose between a spot repair through the slab and a reroute overhead.

Water Heater Repair & Replacement

Many houses here are on their second or third tank, and a changeout is permitted work under the city fee schedule. We replace gas and electric heaters, add expansion tanks where needed and book the inspection.

Tankless Water Heaters

Owners of larger two-story homes sometimes switch to tankless when the old tank fails. We size the unit, upgrade the gas line if it is too small and install service valves for descaling.

Drain & Sewer Cleaning

Laterals cut through limestone collect grease and roots at settled joints. We clear the line, run a camera from the cleanout and explain whether jetting or a spot repair will stop the repeat clogs.

Water Leak Detection

With everything past the meter belonging to the owner, finding a hidden leak fast keeps the bill and the repair small. We test the meter, then trace the leak in the wall, slab or yard.

Commercial Plumbing

Shops and restaurants along US 183 and the 183A corridor need restroom repairs, water heaters and grease-line cleaning. Our listing has always covered commercial as well as residential plumbing.

Steve and his team did a fantastic job on my water heater replacement. We discovered the water had been leaking more than initially thought, which caused wood and drywall to be wet around the water heater. His team was able to take out the water heater, take out wet drywall and baseboard, thoroughly dry the area around it, apply a drying agent, and do the carpentry work necessary to repair and replace drywall, baseboard, and paint. The new water heater is working perfectly. Steve kept me completely informed along the way and documented the work with photos. Communication was great, they showed up on time when they said they would be there, and did the job at a very reasonable price.

FAQ

Polybutylene, permit and repipe questions from Cedar Park

Is polybutylene pipe common in Cedar Park homes?

Yes, in houses plumbed between about 1978 and 1995, which covers much of the city's 1980s and early-1990s housing. Polybutylene is usually gray flexible pipe, sometimes stamped PB2110, joined with metal crimp rings. Look where the lines leave the water heater or reach the toilet stop. If you find it, plan a repipe before a fitting lets go behind a wall.

What does a whole-house repipe cost in Cedar Park?

It depends on the house, so we price it on site. The main factors are the number of bathrooms and fixtures, one story or two, and PEX or copper. Drywall access and a new main valve or heater add to it. Cedar Park requires a permit and inspection for repipes, and that is built into the quote.

Do you pull Cedar Park permits for water heater replacement?

Yes. The city fee schedule lists water heater installs and changeouts as permitted plumbing work. We file the permit and book the inspection through the MGO Connect portal. Inspectors typically look at the relief valve and its discharge line, the venting or wiring, and the gas connection on gas units.

Why do Cedar Park drain lines clog on limestone lots?

Mostly because of how the pipe sits in the rock. Sewer laterals cut into limestone often have thin bedding, so a small settlement becomes a ledge that catches grease and wipes. Roots follow the same joints. A camera run from the cleanout shows which it is, and hydro-jetting or a spot repair follows from that.
