Who we work for
Commercial plumbing for restaurants, offices and retail centres
Our listing has said residential or commercial from the start. On the commercial side, the work falls into three kinds of property.
Restaurants and food service
Grease traps and interceptors, floor drains, three-compartment and hand sinks, commercial water heaters and the gas lines that feed kitchen equipment. A kitchen that loses a drain or its hot water loses the shift.
Offices and professional suites
Restroom fixtures and flush valves, break-room sinks, water heaters and the slow leaks that first show up as a stained ceiling tile.
Retail centres and multi-tenant buildings
Shared water and sewer lines that serve several suites, tenant finish-outs, and the restrooms customers notice first when something fails.
- Repairs: leaks, clogs, broken fixtures, failed valves and flush valves
- Replacements: commercial water heaters, faucets, toilets and runs of failed pipe
- Installation: finish-out plumbing, new restrooms and kitchen equipment hookups
- Maintenance: drain cleaning and checks on water heaters and interceptors
- Backflow preventer installation and repair (testing is a separate TCEQ tester’s job)

Common failures
The failures that close a kitchen, an office or a store
Most commercial calls start with one of these. Each costs trading time until it is fixed.
Call before it becomes a closure:
- Floor drains or sinks backing up in a kitchen, usually grease built up in the line or a full interceptor
- No hot water at hand sinks or the dish station
- A restroom out of order with no second one to send customers to
- Water coming through a ceiling from a supply line or the suite above
- Sewer odour or gurgling drains across several suites at once
Local water makes some of these come sooner. Georgetown water runs hard to very hard, so scale builds in commercial water heaters, flush valves and dishwasher feeds. East of I-35, buildings on Blackland clay see the same drain-line stress as homes do.
Some failures give a warning first. A drain that slows a little more each week, a water heater that rumbles or a ceiling tile that keeps re-staining is cheaper to fix on a quiet morning than in a rush.

How it works
How a commercial call is planned around your trading
A business cannot simply turn the water off for the day, so the plan comes before the wrench.
Call with the property details
Tell us the property type, what failed, and whether customers or tenants are affected. Managers can pass on access contacts and where the shut-offs sit.
Agree the shut-off window
We set the time to isolate water or gas with you, so the outage lands when it costs the fewest sales or the fewest tenants.
Find the real cause
A recurring backup is camera-checked to see whether it is grease, a sag or roots. A water heater is tested before anyone condemns it.
Options and a quote on site
You get the options and a price before work starts, explained plainly enough to pass on to an owner or a landlord.
Permit where the job needs one
Finish-outs, water heater replacements and gas lines go through the city. We file and meet the inspector.
Test and hand back
Fixtures run, drains flow, the work area is cleaned, and you get a plain account of what was done for your records.

Cost
What drives the cost of commercial plumbing work?
Commercial jobs vary more than homes do, so we price them on site. These factors decide the number.
| Factor | Why it matters |
|---|---|
| Timing | Work planned around opening hours may be split across visits. |
| Equipment size | Commercial water heaters and interceptors are larger and heavier than residential parts. |
| Shared systems | A line serving several suites needs coordinated shut-offs and more tracing. |
| Permits and plans | Finish-outs follow construction documents and city inspections. |
| Code items | Backflow preventers, interceptor sizing and fixture counts are set by code, not by preference. |
For a manager, a clear scope matters as much as the price. The quote states what was found, what we propose and what can wait, so it can go straight to whoever approves the spend.
Where a repair and a replacement are both reasonable, the quote shows both. On an ageing commercial water heater, that lets you weigh downtime against cost.
Rules
Who sets the rules for grease traps, backflow and finish-outs?
Three authorities touch most commercial plumbing in Texas.
The TCEQ’s model grease ordinance requires food service facilities to install and maintain grease traps or interceptors. In a new food space, they are installed and inspected before the certificate of occupancy, and pumping is done by a TCEQ-registered transporter.
Backflow preventers are plumbing we install and repair. Testing them requires a TCEQ Backflow Prevention Assembly Tester license, so that step is booked with a credentialed tester.
In Georgetown, a tenant finish-out goes through the city’s commercial building permit with construction documents. Statewide, TSBPE regulates plumbing, and each company works under a Responsible Master Plumber.

Repeat business is the best test of commercial work.
Alta Vista Plumbing has worked from Georgetown since 1999, for homes and businesses alike. Our 4.7 average across 436 Google reviews includes owners who call us for both.
One reviewer first used us at home, then for a business, and now manages several commercial centres in Austin. He wrote that we are the company he counts on for those properties. Reviewers also mention getting a quote before work began. Gas lines, water heaters and drains in the same building are all ours too, so one call covers the job.

This is not a first time that I use Avs Plumbing for my home and business. I now manage several commercial centers in AustinTexas and AVS is the only one that I count on to turn all my headache to them. This time, we replaced the whole…
Excellent plumbing company with knowledgeable and professional staff. They repaired my plumbing issue promptly and in a very timely manner from my initial contact. They showed up on time and were ready with materials and supplies to complete my repair issue. We will use them again without hesitation.
Jared was amazingly helpful and thorough. He managed to balance being a genuinely nice guy with his professional know-how which made having him do the work a pleasure. Steve Maldonado responded in a timely fashion and always kept me up to date with what was happening. His responsiveness and professionalism were what made me give the job to Altavista Services in the first place.
