MUD-run neighborhoods between Round Rock and Cedar Park

Plumber in Brushy Creek, TX

Brushy Creek is the MUD-run community between Round Rock and Cedar Park, reached from Georgetown down I-35 and west through Round Rock. Its 1980s to 2000s slab homes now need new water heaters, pressure-reducing valves and leak repairs. Alta Vista Plumbing handles all three, plus drain and sewer cleaning for the older lines.

The houses and the water

Slab homes from three decades, on Lake Georgetown water

A utility district that grew into a full community, one subdivision at a time.

The district behind this community was created in October 1977 as Williamson County MUD No. 2 and took its current name in 1990. Neighborhoods such as Sendero Springs, Cat Hollow, Hunter Brook and Highland Horizon filled in over the following decades, almost all of them slab-on-grade houses.

BCMUD treats raw water from Lake Georgetown and its own wells with membrane filtration at a plant on Sam Bass Road. Earlier it relied on wells and water bought from Round Rock. Wastewater goes to the regional treatment plant owned by Round Rock, Cedar Park and Austin.

A worn pressure-reducing valve lets house pressure creep up over time.

Age is what drives the calls. A house finished in 1995 is on its second or third tank water heater by now, because tanks typically last 10 to 15 years. The pressure-reducing valve on the main line ages too, and when its spring and seat wear, house pressure creeps up.

High pressure shows up as a dripping relief valve, banging pipes, running toilets and supply hoses that fail early. Homes plumbed before 1995 may also carry polybutylene, and the February 2021 freeze found weak spots in attic lines and hose bibs here as it did countywide.

Local knowledge

MUD rules, permits and the line past your meter

In a MUD, the district sets the plumbing rules a city would set elsewhere.

The district covers about 2,300 acres in two pieces: one between Sam Bass Road and FM 1431, the other mostly south of the creek toward RM 620. Since 1997 all of it has sat in Round Rock's ETJ, and most homes are zoned to Round Rock ISD.

BCMUD asks for a permit before a water heater, softener, pool heater or irrigation system goes in. The application must come from a plumber registered with the district. Its staff cannot work on private property, and its own forms call the pipe past the meter the homeowner's side.

District meters log hourly use for 90 days, and owners can request a consumption log to spot a leak. On the sewer side, the homeowner's responsibility starts at the main on a single service, or after the wye on a shared one. The Brushy Creek Regional Trail follows the water through it all.

Services

Water heaters, PRVs and leak repair for MUD homes

The jobs owners in the district ask for most, with the permits handled.

Water Heater Repair & Replacement

Tanks in 1990s and 2000s homes here are past their expected life, and BCMUD asks for a permit on every new heater. We replace gas and electric units, add an expansion tank and file the district permit.

Main Water Line Repair & Replacement

The line from the meter to the house, and the pressure-reducing valve on it, belong to the homeowner. We repair leaks on that run, replace worn PRVs and set house pressure back to a safe range.

Water Leak Detection

A high bill is the first clue, and the district can pull your meter's hourly log. We take it from there with a meter test, thermal imaging and acoustic listening to find the leak itself.

Slab Leak Detection & Repair

Every house here sits on a slab, so a hot-water line leaking under the floor shows up as a warm tile or a hissing wall. We confirm the spot, then repair through the slab or reroute overhead.

Drain & Sewer Cleaning

Kitchen and main-line clogs are the homeowner's from the house to the district main or the shared wye. We clear the line from the cleanout and camera it if the same clog keeps coming back.

Sewer Backup & Sewer Line Repair

Roots from creekside trees and older joints cause repeat backups in laterals from the 1980s and 1990s. We find the break on camera and repair the section on your side of the main.

Water Softener Installation & Repair

Adding or replacing a softener in the district also needs a BCMUD permit. We size the unit, plumb the bypass and drain properly, and file the paperwork with the install.

FAQ

MUD, meter and pressure questions from Brushy Creek

Should I call Brushy Creek MUD or a plumber first when my water line leaks?

Call the MUD first if water is surfacing at the meter box or in the street, because those lines are the district's. If the leak is between the meter and the house, or inside, it is on the homeowner's side, and district staff cannot work on private property. Close the house shut-off, then call (512) 988-5119.

Do you replace pressure-reducing valves?

Yes. A pressure-reducing valve keeps house pressure at a safe level, and its spring and seat wear with age. Signs include a dripping water heater relief valve, banging pipes and running toilets. We test pressure at a hose bib and replace the valve, and because BCMUD asks for a permit when a water line is altered, we file one.

How quickly can you get to Brushy Creek?

The drive from Georgetown is under half an hour, down I-35 and west through Round Rock, so distance is rarely the issue. The day's schedule sets the timing. Call (512) 988-5119, tell us whether water is running and whether the shut-off is closed, and we will give you a realistic window.

Leak, failing heater or high pressure? Call now.

Tell us what you see and where. We explain what is on your side of the meter and quote on site before any work starts.
