North shore of Lake Travis, out RM 1431

Plumber in Lago Vista, TX

Lago Vista climbs from the Lake Travis shoreline to an airport runway more than 500 feet higher. That slope sets the water pressure in every house on it. Alta Vista Plumbing drives out RM 1431 from Georgetown, about 25 to 55 minutes, for PRVs, hidden leaks, water heaters and repipes.

Plumber checking the pressure-reducing valve at a hillside lake home in Lago Vista TX

The houses and the hill

Resort lots from the 1960s, stacked up a limestone slope

A weekend lake resort that grew into a city of year-round hillside homes.

This stretch of the north shore was developed in the 1960s as a lake resort of summer homes and campsites. Residents voted to incorporate in the early 1980s. Weekend cabins became year-round houses, and the 2020 census counted 8,896 people. Homes built between 1978 and 1995 fall inside the polybutylene window.

The ground is steep limestone. Lake Travis is considered full at 681 feet above sea level, while Rusty Allen Airport on the north edge of town sits at about 1,230 feet. A water system has to push hard to reach the hilltops, so houses low on the slope can see high static pressure at the meter.

Steep lots raise static pressure, and the PRV is the part that takes the strain.

Taming that pressure is the job of the pressure-reducing valve, a bell-topped brass body near where the service line enters the house. Its spring and seat wear with time. A tired valve either lets pressure creep up until hoses and relief valves start weeping, or it sticks partly shut and starves every faucet at once.

The city runs its own water and sewer utility. In late November 2025, Water Treatment Plant 3 went offline after damage to an 18-inch line, and a precautionary boil-water notice followed in early December. Refilled mains push air and loosened sediment toward aerators, softener valves and tankless inlet screens.

Local knowledge

RM 1431, the city airport and the low-pressure Q&A

Roads, city services and the calls we take most on this side of the lake.

RM 1431 is the way in, following the north shore west from Cedar Park through Jonestown. Rusty Allen Airport, owned by the city, runs a 3,808-foot runway on the high ground about two miles northeast of downtown. The Lago Vista ISD campuses serve almost all of the city.

In September 2026 the Public Works Department published a low-water-pressure Q&A. It says household pressure is commonly around 40 to 60 psi and suggests a gauge on the hose spigot closest to the meter. If that reading looks normal, the city points residents to private plumbing, including a worn PRV.

The calls we take here follow the hill. A PRV that has drifted high or stuck low. A water heater relief valve dripping in the garage. A yard line cracked where it leaves the meter box on rock. And the grey plastic of a resort-era supply system finally splitting behind a vanity.

Services

Repairs for hillside lake homes, from the PRV to the water heater

The work that comes up most on the steep lots between the shoreline and the airport.

Plumbing Services

Pressure-reducing valves wear out faster where the slope pushes static pressure up. We gauge the line on both sides of the valve, then reset, rebuild or replace it and add thermal expansion control where the heater needs it.

Water Heater Repair & Replacement

A relief valve that keeps dripping on a north-shore heater is often reacting to pressure rather than failing on its own. We check the PRV and expansion tank before replacing gas or electric tanks.

Whole-House Repiping

Lake homes built from the late 1970s into the 1990s may still carry polybutylene. We repipe in PEX or copper, routing new lines through attics and walls on split-level hillside floor plans.

Water Leak Detection

High pressure finds weak fittings first, often inside walls of houses with lower levels cut into the hill. We use meter tests and acoustic listening to pin down the leak before opening drywall.

Main Water Line Repair & Replacement

Service lines here leave the meter box through rock and climb or drop steeply to the house. We replace cracked sections and request a Texas 811 locate before any trench goes in.

Water Softener Installation & Repair

The city Q&A lists softeners and whole-home filters among the private causes of low pressure. We check bypass valves and resin beds, clear clogged heads and re-plumb loops that restrict flow.

Drain & Sewer Cleaning

Lower-level baths cut into a hillside can sit close to or below the sewer line, so slow drains show up there first. We clear clogs and camera-check the long runs that back up.

Andy SGoogle review, about 10 years before Oct 2026

Steve and his team did a fantastic job on my water heater replacement. We discovered the water had been leaking more than initially thought, which caused wood and drywall to be wet around the water heater. His team was able to take out the water heater, take out wet drywall and baseboard, thoroughly dry the area around it, apply a drying agent, and do the carpentry work necessary to repair and replace drywall, baseboard, and paint. The new water heater is working perfectly. Steve kept me completely informed along the way and documented the work with photos. Communication was great, they showed up on time when they said they would be there, and did the job at a very reasonable price.

Lydia came out on time and was very professional and friendly, she even found a small slow leak and took care of it for me right then!…

FAQ

Pressure, PRV and pipe questions from above Lake Travis

Why is my water pressure low when the city says its side is fine?

Often the pressure-reducing valve is the culprit. The Lago Vista Public Works Q&A from September 2026 says to test at the hose spigot nearest the meter first. If that reading is normal, it points to private plumbing such as softeners, filters, clogged fixtures and a worn PRV. We gauge both sides of the valve before replacing anything.

Do the 1970s and 1980s lake homes here have polybutylene pipe?

Yes, some do. Polybutylene went into homes from about 1978 to 1995, and many resort-era houses on the north shore were built in those years. Look for grey plastic at the water heater, under sinks or in the attic, often with crimped metal bands. We explain spot repair against a whole-house repipe and quote on site before work starts.

Can a water outage damage my softener or tankless heater?

It can clog them, though it rarely breaks them. When Water Treatment Plant 3 went offline in November 2025, mains drained and refilled, and that kind of event sends air and loosened sediment into home plumbing. Run cold taps until the water clears. If a softener head or tankless inlet screen stays restricted afterwards, we clean or replace it.
