Town and lake

Courthouse-square homes, lake cabins and hard limestone water

A frontier county seat that became the gateway to the upper Highland Lakes.

The town began beside Fort Croghan, a federal post from 1849, and was laid out as Hamilton in 1852, the year the county was formed. It took its present name in 1858. It incorporated in 1883, a year after the Austin and Northwestern Railroad made it the railhead for the country to the west.

In 1885 about 31,000 tons of granite for the State Capitol were finished here before shipping to Austin. Older homes still ring the square, newer subdivisions spread beyond it, and the population nearly doubled from 3,423 in 1990 to 6,436 in 2020.

Hard water leaves crust on fixtures long before it shows up in the heater.

The water is hard, and it shows. Mineral crust builds on faucets and showerheads, sediment collects in tank heaters, and older steel supply pipe narrows from the inside. In a house that has been remodeled in stages, we often find three generations of pipe meeting behind one wall.

Ten miles west, LCRA finished Buchanan Dam in 1938 on a project begun in 1931 as Hamilton Dam. Lake Buchanan is one of the region’s two water supply reservoirs, and Inks Lake below it holds a nearly constant level. Cabins close to either shore may fall inside LCRA’s 2,200-foot septic zone around the upper Highland Lakes.

Local knowledge

US 281, SH 29 and the lakes west of the square

Two highways, a steam train and the jobs we see on both sides of town.

US 281 runs north 22 miles to Lampasas and south 13 miles to Marble Falls. SH 29 heads east 36 miles to Georgetown and west 30 miles to Llano. The municipal airport, Kate Craddock Field, has a 5,000-foot runway on the edge of town.

The town bills itself as the Bluebonnet Capital of Texas, and the Hill Country Flyer steam excursion runs here from Cedar Park. West of town, Inks Lake State Park climbs over pink granite hills, and the groundwater district that covers the county keeps its office here.

Our calls split between town and lake. In town it is heaters scaled by hard water, softener installs and older sewer laterals backing up under the house. At the lake it is cabins that sat empty while a supply line dripped, and drains that slow when the septic field is wet.

Services

Heaters, softeners and drains for town homes and lake cabins

The work that comes up most between the square and the shores of Inks Lake and Lake Buchanan.

Water Heater Repair & Replacement

Hard water fills tank bottoms with sediment and cuts heater life short, in town and at the lake. We flush, replace elements and valves, and swap failed gas or electric tanks with the right venting.

Water Softener Installation & Repair

Crusted fixtures around the square are a hard-water symptom, not a cleaning problem. We size softeners to the household, plumb them into a loop or the main, and set the drain and bypass properly.

Drain & Sewer Cleaning

Older laterals under homes near the square collect roots and buildup over decades. We clear the main from a cleanout, then camera the line so you know whether it needs repair or just maintenance.

Sewer Backup & Sewer Line Repair

When a camera shows a broken joint, a sag or roots packed into an old lateral, we explain spot repair against replacement and quote on site. City permits are handled when the job needs one.

Water Leak Detection

A cabin that sits empty can leak for weeks before anyone notices the bill. We test the meter, trace the leak with listening equipment and repair it before more of the floor goes soft.

Burst & Frozen Pipe Repair

Hill Country freezes catch exposed pipe in cabins, crawlspaces and older frame homes. We repair split lines and fittings, and show you which runs to insulate or drain before the next cold front.

Whole-House Repiping

Homes remodeled in stages often mix steel, copper and plastic in one wall. When leaks keep coming back, we repipe in PEX or copper and route the new lines to limit wall openings.

FAQ

Questions from the square and the Highland Lakes

Who handles septic permits for a cabin near Inks Lake or Lake Buchanan?

Close to the shore, that is LCRA. Since 1971 it has regulated septic systems within a 2,200-foot zone around the upper Highland Lakes, and its online jurisdiction map shows whether a lot falls inside. Farther out, ask the county which office applies. We plumb the cabin side of the job, from fixtures and vents to the line running out to the tank.

Is a water softener worth it in an older house near the square?

Yes, in most homes it is. The hard water here scales heaters, crusts faucets and speeds up wear on older valves. A softener plumbed at the main protects the heater and the fixtures together. If the supply pipe is already narrowed with scale, we check it first, because a softener cannot reopen pipe that is already closing up.
